End-of-Lease Rubbish Removal: A Skip Bin Checklist
End-of-lease rubbish removal is easiest when it begins before the final cleaning day. Furniture, broken household items, packaging and garage clutter can take longer to sort than expected, especially when keys and access must be returned by a fixed deadline.
ACE provides residential options for clearing garages and storage areas as well as a broader range of skip bins.
Check the lease and confirm the deadline
Review the agreement and the agent’s handover instructions. Confirm when the property, garage, balcony and storage cage must be empty. If a bin would use common property, ask the owner, agent, strata manager or building manager for approval before booking.
Allow time for the bin to be collected before the final inspection. A bin left on site after handover may create a new problem.
Sort before you start cleaning
Create keep, sell or donate, recycle and dispose areas. Remove personal documents and data-bearing electronics first. Working furniture and appliances may be reusable, but organise collection early because donation services may not accept every item or date.
Flatten cardboard, bag loose light rubbish where appropriate and keep specialist items separate. Cleaning is faster once the bulky waste has gone.
Do not leave restricted waste behind
Paint, chemicals, gas cylinders, batteries, oils and liquids should not be placed in a general skip. E-waste and some appliances may need a dedicated service. Use the ACE waste guide and check questionable items before loading.
If a shed, wall or old flooring contains material that could be asbestos, do not disturb it. Notify the owner or agent and arrange appropriate professional advice.
Choose the size from the disposal pile
Estimate the bin after donations, recycling and belongings for the new home have been removed. Measure bulky furniture and consider whether it can be dismantled safely. Tell the booking team if the load includes dense renovation material rather than ordinary household items.
- Load flat, stable items first.
- Spread heavy objects across the base.
- Keep sharp edges contained.
- Keep everything below the rim.
Protect the property during loading
Keep hallways, lifts and driveways clear. Use suitable lifting help for heavy items and follow building rules for lift protection and loading times. Do not block fire exits, neighbours or public footpaths.
Take dated photos after the area is cleared and the bin has been collected. These can help document the condition at handover.
Check whether ACE covers the address on its service area page, then book with the waste list and access details. A realistic timeline gives you room to dispose, clean and complete the final inspection without a last-minute rush.

Demolition Waste vs Renovation Waste: Which Skip Bin Do You Need?
A demolition waste skip bin is selected by more than the size of the building. The material mix, density, site access and project sequence all affect the right option. A light internal renovation can produce cabinetry and plasterboard, while structural demolition may create large quantities of brick, concrete, timber and metal. ACE supports building and […]
Warehouse Clean-Up: Separating Industrial Waste Streams

Deceased Estate Clean-Up: A Respectful, Step-by-Step Waste Plan
A deceased estate clean-up is not an ordinary decluttering job. Family documents, photographs and valuables may be mixed with everyday belongings, and decisions can carry emotional weight. Landscaping Waste Guide: Soil, Turf, Timber and Green Waste
A landscaping waste skip bin must match the materials produced by the job. Pruned branches are light and bulky, while soil, rock, pavers and concrete are dense. Treated timber, synthetic turf and mixed demolition waste can have different disposal requirements again. ACE provides options for garden waste removal, but the correct category depends on the […]
Retail Fit-Out Waste: A Skip Bin Plan That Reduces Downtime

Office Clean-Out Waste Plan: Furniture, E-Waste and Recycling

Strata and Apartment Clean-Ups: Planning Skip Bin Hire
